24-hour Entry Notice

  • Written notice at least 24 hours before entry.
  • Notice must state a reason and a 4-hour window between 8am–8pm.
  • Exceptions: emergency, tenant consent, or a showing after termination notice.

Statutory Notice Delivery

  • N4 (non-payment): serve the day after rent is due, 14-day cure period.
  • N5 (interference/damage): 20 days, 7-day cure for the first notice.
  • N12 (own use): minimum 60 days, ending on the last day of a rental period.
  • N1 (rent increase): at least 90 days written notice.

Annual Rent Increase (2026)

  • Guideline for 2026: 2.1% (units first occupied on or before Nov 15, 2018).
  • Only one increase per 12-month period, minimum 12 months since last increase.
  • Post-Nov-15-2018 units are exempt from the guideline cap.
  • Must use Form N1 — Notice of Rent Increase.

Form N4
Notice to End a Tenancy Early for Non-payment of Rent

Serve the day after rent is due. Tenant has 14 days (7 for weekly) to pay arrears and void the notice.

Form N5
Interference, Damage, or Overcrowding

20-day notice for noise complaints, behavioural issues, or property damage. First notice gives the tenant 7 days to correct the behaviour.

Form N11
Agreement to End the Tenancy

Voluntary mutual agreement between landlord and tenant. Both parties must sign freely.

Form N12
Landlord's Own Use / Family Occupancy

Minimum 60 days notice. Landlord or immediate family must occupy for 12+ months. One month's rent compensation required.

End of Term — Persistent Late Payment

60 days notice to the end of the rental period. Guided wizard pulls the tenant's flagged late payments straight from the ledger.

Form N13
Demolition, Repairs or Conversion

120 days notice with automatic compensation math (1 month under 5 units, 3 months for 5+) and Bill 60 milestone tracking.

Notice of Rent Increase (Guideline)

At least 90 days written notice, adhering to Ontario's annual rent-increase guideline (2.1% for 2026).
