How Ontario rent increases work

Under the Residential Tenancies Act, rent can usually go up once every 12 months, counted from the last increase or the start of the tenancy.

You must give the tenant at least 90 days of written notice, normally on LTB Form N1. Mail adds 5 days before the notice counts as served, and courier adds 1.

For most units, the increase cannot exceed the yearly guideline set by the province: 2.5% for 2024 and 2025, and 2.1% for 2026.
